Why this program exists

High earning potential does not always mean high cash on hand

Physicians and other eligible medical professionals can enter homeownership with strong future income but relatively limited liquid cash after medical school, residency, relocation, student debt and the start of a new position. Specialty physician mortgage programs are designed around that profile.

Depending on the lender and borrower, a program may permit a lower down payment than a standard jumbo structure and may handle employment timing, reserves or mortgage insurance differently.

The important word is may. Physician programs are not standardized across lenders.

The borrower and property still had to satisfy the program’s underwriting requirements; this is an example of a completed structure, not a promise that the same terms are available to every applicant.

Why it matters: a specialty program can materially change the cash-to-close conversation, which is why the physician path is worth checking before assuming a large down payment is required.

The lowest cash-to-close option is not automatically the lowest-cost mortgage.

Physician program

Conventional / high-balance

Jumbo

Can physician programs really offer 100% financing?

Should I choose a physician loan if I have 20% down?
